The Purchase Must Become an Official Record
After the contracts are signed and the required payment is made, the transaction moves into formal registration.
A completed property sale is registered through the Dubai Land Department, with official ownership documents issued through the process. For an off-plan purchase, the developer records the initial sale through Dubai’s provisional registration system while construction continues.
Keep the sales agreement, payment confirmations, registration documents and important correspondence together. You will need this paper trail when the property is handed over, leased, sold or used for a residency application.
Off-Plan Buyers Enter a Monitoring Phase
An off-plan purchase comes with a gap between signing and receiving the keys. That period should not feel like silence.
Payments may be linked to fixed dates or construction milestones. Your adviser should explain upcoming obligations and help track the project. Dubai’s official digital property services also provide information on registered off-plan developments, including progress and payments due.

Handover is not simply a meeting where someone gives you the keys. It is the point where the promised property becomes a physical asset in your care.

This is also the time to confirm access, utility arrangements, service charges, warranties and the documents needed to lease the property.
The Property Needs an Operating Plan

For a rental property, the work may include pricing, advertising, viewings, tenant screening, tenancy registration, rent collection and maintenance. A management partner can handle these tasks locally, but fees, service charges and upkeep must be included when calculating the return. The advertised rent is not the same as the net income an owner receives.
A Visa Is Not Bundled with the Purchase
Property ownership may support a UAE residency application when the requirements are met. It does not mean a visa is automatically issued after the sale.
Residency has a separate application process. Eligibility can depend on the property’s value, completion status, ownership structure and official documentation. Confirm the current criteria before choosing a property mainly for residency purposes.
Your Home-Country Paperwork Still Matters
An offshore property does not remove your tax, reporting or exchange-control responsibilities at home. These differ across Africa.
